Searching for Property on the Sunshine Coast? How to Find Extra Value by Changing Your Perspective.

Beautiful weather, long sandy beaches, and glorious views make the Sunshine Coast a prime location for homeowners and investors looking to create the best value out of their investment before rising prices push them out of the market.

When you’re new to an area, finding value and the best views can be challenging, especially when factoring in proximity to schools, shops, and amenities. Finding the best deals means you should remain open to all possibilities during your search.

Working out a price from the view will give you a ballpark figure because it’s not an exact science. However, as more properties are erected, the odds of finding a house with an unobstructed view will increase. You can use this to your advantage because these properties will quite often grow your equity much faster than similarly featured properties that have obstructed views.

If you can’t locate an affordable view in your preferred area right now, then it might pay to check out some of the surrounding areas where these types of properties are still in your price range.  When extending a search area, it’s not uncommon for people to change their minds about where they would prefer to live or invest.

The Sunshine Coast is home to many prime locations, and they all have something to offer, which is why you should always keep an open mind when property hunting around the Sunshine Coast.

There’s Gold in Those Ocean Views

Everybody loves a home with a view, but paying the right price is the best way to ensure you get maximum enjoyment, as well as value.

Here’s how much the final price of a property can fluctuate because of the view:

  • Homes partway up a hill with neighbours’ rooftops partially interrupting the ocean’s view can impact the price by 10 to 30%. It generally comes down to how much of your field of vision is impacted in the vertical and horizontal planes. Typically, a home worth $600,000 might fetch between $660,000 to $780,000.
  • An obstructed view can increase value by around 30 to 50%. Unfortunately for your neighbours, they will have a lovely view of your roof, but your view of the water can increase a $1,000,000 property to between $1,300,000 and $1,500,000.
  • The home atop a hill with a 360-degree unobstructed view of the surrounding landscape and oceans views to the horizon will increase in value by around 50 to 75%. A $1,000,000 property in this prime position will fetch between $1,500,000 to $1,750,000.
  • Unobstructed views of the ocean or large lakes are highly prized, adding up to $500,000 to the asking price or more, even for relatively modest properties.
